Crematorium Feasibility Assessment and Land Identification

Before a crematorium development begins, The CDS Group conducts a detailed feasibility study, including a demographic assessment, to ensure there is sufficient demand to justify the project. If a site has not been identified, we can assess the region and recommend an optimal location for the facility.

The team can also evaluate multiple land parcels and apply a scoring system to identify the best sites for planning success. This process considers planning laws, local policies, land classification, flood risk, and proximity to residential areas. Known as a Sequential Test, this method filters out unsuitable sites by factoring in environmental constraints and potential construction costs.

Once a site is selected, we can perform a more thorough review to assess its suitability and identify any planning challenges. Key considerations include land designation, flood risk, agricultural land classification, heritage significance, highways access, ecological constraints, unexploded ordnance risk, visual impact, and drainage.

We offer further feasibility services such as considering the commercial viability of a new development through a detailed business case specifically modelled for the bereavement sector.

This comprehensive approach ensures that crematorium developments are strategically located and stand the best chance of receiving planning approval while minimising environmental and logistical challenges.
